If you inquired about one of our rental properties but are interested in a different place, we may still be able to assist you.

For clients who are out of state, we can arrange virtual tours via cell phone.

For properties that I do not directly represent, our brokerage fee is equal to half of one month’s rent paid by the tenant and half of one month’s rent paid by the landlord. If the property is one that I represent, there is no fee for the tenant, as the landlord covers the full commission.


For most rentals, landlords will ask for most of the checklist below.

We will email you a Rentspree link for all adults to apply.

 

1. Proof of Identity

  • Government-issued photo ID (e.g., driver's license, passport)


2. Proof of Income

(Provide one or more of the following)

  • Recent pay stubs (last 2–3)

  • Bank statements (last 2–3 months)

  • Employment verification letter

  • Tax returns (especially if self-employed)

  • Offer letter (if recently hired)


3. Rental History

  • Contact info for previous landlords

  • Past lease agreements (optional)

  • Rent payment receipts (optional)


4. Credit Information

  • Social Security Number (for credit check)

  • Credit report (only if landlord requires you to provide it)


5. Application Form

  • Completed rental application (usually provided by landlord)


6. Application Fee

  •  Rentspree - Payment for application/background check (usually $25–$75)


7. Additional Documents (if applicable)

  • Co-signer/guarantor documents

  • Pet records (vaccination proof, breed info)

  • Vehicle registration (if parking is provided)
